Hello guys, I need an advice. I came back to Thailand with new ED visa. I know that u have 24 hour to go to the immigration to register your address.
I rented a place and the landlord is not in the country, what should I do?

TLDR : Answer Summary
After obtaining a new ED visa in Thailand, you must register your address within 24 hours. If your landlord is unavailable, you can still register by bringing your rental agreement to the immigration office. You may also submit the TM30 without the landlord's signature, as immigration may only require the lease for this process. It's important to ensure this registration is completed to avoid issues with future visa extensions.
If you have a lease, take the lease to immigration. You may be able to submit the TM30 without the landlord signing. I have submitted a TM30 twice and both times Immigration did not require the landlord to sign when I provided the lease.

Isn't it the landlords responsibility?

Yes, but if the report does not take place and he go for an Extension of Stay it will be denied or paying the fine first.

If it's the same place, Take the existing tm30 receipt to immigration office along with your departure card and tell them to update it.

nothing you can do then but wait till they get back to you.
The 24 hours rule isn't strictly enforced. As long as you have the TM30 receipt when you do any immigration related activities (extensions or residency certificates).
Also, on an unrelated note some hotels that you stay at also don't bother to file one unless you ask them specifically.

Send your departure card and copy of visa entry stamp to the landlord and ask them for a tm30 receipt.
