Hi Guys,

went for 3 month to Europe, came back with a re-entry 

on my valid valid retirement visa  have as well a yellow house book.

Question: how are actually the rules about the TM30 in this case?

you will have to ask the thai government as they have made the rules

I believe that it's all about keeping a eye on us so they know were we all are as they don't trust anyone not even themselves

Technically every time you leave Thailand for any length of time, your landlord, or you if you own where you live, must file a new TM 30 within 24 hours of returning.

So just to confirm does this mean I would have to tell my landlord I'm leaving the country even if I was only going for a couple of days,

We're moving to the Kingdom at the end of November and are applying for retirement visas with a multi-entry permit. We'll be renting a condo for at least the first year but we were unaware that we'd need to inform our landlord of our movements.

you don't have to tell them your leaving, as there is nothing they file when a renter leaves, only when they return after leaving Thailand for more than a few days, like doing a border run.
