Hi everyone, I have had some help before in the group, so I’ll try again. It’s a tricky situation, a female friend of mines has a years lease on a condo through an agent. Although she has been generally happy with the condo location she has had issues with repairs needing done etc, in short her agent is a bit awkward I think but my friend seems to give benefit of doubt. She has put up with continuous noise from people renovating rooms to which she gets no support from agent or judicial office despite them saying no building work in high season from November to march. Anyway her dilemma is her sister is going into hospital in England in December, she is going home to look after her, she was going to keep condo on and just pay rent until she could return, however it now looks like it could be 6 months or more . She told agent she will travel home, agent not interested just said make provision to pay water and electric. So other friends told her to pack her stuff , store some with friend and take rest home, after she gets home email agent and put In notice, she paid two months deposit and has paid internet up front for year. Now she has been told if she does this the agent will take her to court and tell immigration and she will not be allowed to return to Thailand. She is only 3/ 4 months into lease everything paid up to date. She is now terrified to say anything to agent before leaving in case she has trouble with immigration and cannot get home for sisters operation.. I’m not sure if the information she is getting is corrected. Does agent really have so much authority to do this, we hear others who just leave condo owing rent etc . My friend would not want anything said against her. Should she just rent for rest of contract or leave and let agent get time to relet? Any advice ? She doesn’t have time to see a lawyer and is doing long arm support with hospital, carers and social work in UK so a bit stressed
I have leased a condo from a Thai owner. Is there a blue book for a condo unit? I’m not sure what to ask for. I’m waiting to hear from them about getting signed copies of a blue book and their ID so I can submit a TM30 myself.

I am Australia and on a 30-day extension of stay after obtaining a SETV in Vientiane, Laos. The extension is about to expire, and I am about to apply a new SETV in KL, Malaysia (it has to be KL for personal reasons).
Prior to these visas/extensions, I have been on Non-B visa (and work permit) for many years, as I have been working and living in Thailand legally.
I have since stopped working in Thailand (work permit etc., cancelled), but want some extra time in Thailand to travel.
My question is that to apply SETV in KL, I have to show accommodation booking for the entire stay in Thailand (which I plan to be 90 days). But, I will be staying at my condo, for which I am on the lease.
On the official website, it says if I am staying at a friend or relative’s place, I have to show invitation letter and copy of their passport/ID Card.
But it doesn’t state what to do if I am staying at a condo of which I am on the lease. Maybe because a tourist shouldn't be on a lease?
Emails to the official email address go unanswered.
Can anybody advise me about what I need to show to meet the accommodation requirement for my situation?
I have an O-A Visa and have a 12 month lease on a condo in Bangkok, for which a TM30 has now been submitted and I have the receipt notification. My question is, if I leave Thailand for a short time and return to the same condo, does another TM30 need to be submitted?
My 6 mth multi-entry Visa will expire on Jan 8th. My condo lease will expired on Feb 5th. When is the right time to try and get a 30 day extension on my Visa? Can I do it now, or right before January 8th? Also, I will be leaving Thailand to go work in China for a week. Am I allowed to leave and come back in on the 30 day extension? I plan to be back in the country before the Visa new expiration date.....
