Applied on 23. of December and provided following documents:

- Covering letter explaining that im business owner and employed as Managing Director at my own company (GmbH)

- Handelsregister Auszug (German)

- Gewerbeanmeldung (German)

- Proof of residence (Personalausweis)

- Kontoauszug (Trade Republic Verrechnungskonto)

- Proof of income (3m bank statement filtered by “Salary”)

- Proof that company makes money (3m bank statement filtered by incoming payments)

3rd of January “request for further documents” (it was actually only 4 working days due to Christmas holidays and new year eve):

- Biodata page of Passport or Travel Document: full scan of biodata page. Scanned in a scanner / no smartphone picture.

- Other request documents: Explanation how I work remotely from Thailand

Since I was on vacation I submitted the requested documents at the evening of January 24 (weekend)

Monday, January 27 -> status changed from review documents to Pending Approval. 3 hours later: Approved + received visa by email.

Actually it was very fast and easy :)

We are on a 60 Day tourist exemption and are looking to get an additional 30 Day Extension. Apart from TM47 form, TM30 and our passport do we need to provide anything else?

- 6 months bank statement, the final balance above 500,000 THB on the last month is fine

- Hotel booking in Vietnam (Da Nang) and entry stamp to support that you are currently in Vietnam

I chose "freelance" as my employment when applying the soft power route. This was my one worry but it seemed alright.

London embassy. Workcation. Rental Income.

Sharing in the hope that it might help others.

My situation:

Been living in Thailand just over 2 years, on Tourist visa(s) then Education visa.

Arrived back to UK on 2nd December and submitted visa application that night. Approved Sunday night, 8th December.

I have 2 rental properties in Scotland and I do a mix of renting long term and short term through Airbnb etc. I am living off my rental income and some savings.

Documents submitted:

Usual required docs, passport etc

4 months bank statements

3 months of Earnings reports from Airbnb

3 booking confirmations from another agency

Landlord registration

4 years of tax accounts

Cover letter stating my situation

Cover letter from my Thai girlfriend confirming I will be living with her, and included her rental agreement

Initially I submitted all the above combined into one pdf, in a good order, with my Cover letter first. A few days later, I had a request for further documentation which I found bizarre as it was requesting docs I had already submitted. So I just broke up the pdfs and submitted them again separately as requested, my tax accounts, my Cover letter, my "professional portfolio" being Earnings reports and booking confirmations.

In my Cover letter I stated my duties, which are communicating with guests / tenants, updating my calendars and prices, taking and lodging deposits when required, Liaising with cleaners for changeovers, Liaising with maintenance people when required. Etc.

I included the Flight number of my desired flight, not booked yet.

I went to Danang Vietnam because I used to live there. It’s a great city with a beautiful beach and peninsula. Great restaurants and hotels, all cheap.

I applied on HCMC embassy visa online visa.

Two days after I applied they requested further documents. They asked for all the paperwork from the gym. Owner passport, ID, etc. combine all the documents onto one PDF when you upload them.

Two days later it was approved.

Total time for approval was five days.

I am very happy because I love being in Thailand. It is my second home and I already train Muay Thai. It’s a massive passion of mine.

Good luck to you all. It wasn’t complicated to do at all. You definitely do not need an agent for this.
