TLDR : Answer Summary
The TM30 form is theoretically required to be filled out every time you return to Thailand to stay at your registered residence. It can be filed by you, your landlord, or anyone who owns the property. However, in practice, if you don't need to visit the immigration office during your stay (for an extension, 90-day report, etc.), you might not be strictly required to file it. Many expats living with their Thai spouses use the online system to file TM30s easily. It is advisable to file the TM30 every time you return to avoid complications, especially if you have stayed in different accommodations in Thailand.
I was told by an officer at immigration that you only need to do a new TM 30 is if your address or visa changes. Therefore you can go in an d out of the country as much as you like and not report in the year your visa is valid and you are at the same address

In theory you are supposed to do it every time but many IO's don't require it if you are going back to the same accommodation. Things can get out of sinc if you stay in a hotel within Thailand and they file a TM30 when you stay there as you are no longer registered at your normal home. So best thing to do is get your home registered and just file a new TM30 every time you return home from anywhere, it only takes a couple of minutes online and you're out nothing by doing it anyway.

You need to also do it if you visit somewhere inside Thailand and stop in a hotel.
in theory yes, every time you enter thailand you (or your landlord, or who ever owns the property) need to file a new TM30
now in practice IF you're not going to go to the immigration office for anything during your time here (no extension, no 90 day report, no certificate of residence) you can get away with not filing a TM30
Most people who live with their thai wife or have condos do it thru the online system here at this link
It might be worth pointing out that you need to do a search after doing a new notification and downloading a copy for later use when dealing with immigration because after 7 days you wonβt be able to find it. See red text below.
Fair enough. I only mentioned it because the first time I used the online system I tried to retrieve my notification months later and was completely thrown by not being able to find it! Lesson learned π
