I am just arriving from Europe and I got a 45 days entry allowance at the airport entering without visa. I am actually allowed to stay till the 27th of January and I am staying in BKK in a condo of my property. If I am planning to extend my stay after the foreseen 45 days, do I need since now to declare my presence here in my condo at Wattana authorities since now?? And in this case, what shall I do to do it and how much time, since my entrance do I have to stay in Thai authorities rules?? Thank you so much for your kind help!! Have a great day 🌞

You need to do the TM30 registration for yourself anyway (check google). Sometimes immigration wants to see it before extending your stay for another 30 days (฿ 1.900).

As you arrived into Thailand Visa EXEMPT...you were STAMPED in for 45 days. And can get One 30 day extension of stay at Thai immigration office for 1900 Thai baht.
The Thai Immigration office you use in Bangkok is NOT CW... BUT is the ITSquare immigration office.
AND as the owner of your residence, it's your responsibility to file a TM30 within 24 hours of your arrival into your condo in Bangkok.
When I arrived in November, I went to immigration at Jomtien one day after for the TM30. They said that I didn't need because I was the owner of the property . I told them that I didn't want to have problems in the future,....
So they accepted to register the TM30... But they said with big smile that it was just because I worried.. because I didn't need.
Yes, I prefer to go and to be kindly mocked that to get problems... especially because in march another officer told me that I forgot my TM30 in January and that I had to do everytime at my arrival.... same immigration... 2 differents sounds
